Brings back lots of memories of our own house extension about 10 years ago, a 3 storey side extension, doubling the size of our kitchen and dining room, adding a new bedroom above and regularising the existing loft room into habitable accommodation.

We lived in the house through the work, very much a ‘field kitchen’ in the lounge for a couple of months!

One of the howlers I particularly remember was that the structural engineer didn’t take account of the 6’ hedge running alongside the extension or the large Ash tree in the garden, so most of the hedge had to go and foundations had to be dug nearly 2m deep - I’m sure the extension is actually now holding…

Thanks Geoffrey - yours sounds like a monster project! Yes, our foundations had to go down 2 metres on one side due to a tree that was at the bottom of our neighbours garden, 1.5m at the back and 1.2 on the other side. 🤷‍♂️ Victorian terraces didn’t have foundations as such, the walls just thickened towards the base, so the extension is definitely shoring up the rest of the house! 😂

Behind every great man is an even better woman, Peter beautiful ground floor as the end result, excellent.

Just gone through a major upheaval after an oring seal on an upstairs loo failed and meant the bathroom including floors walls and everything had to be stripped out as well as the ceiling below including the kitchen, 3 months nightmare as well as a relocation to other insurance accommodation so I feel your pain.😂

This has brought back all our pre-planning timelines and poor build estimates! In our case, 12 months passed between site assessment and build options and another 6 before planning approval and structural engineering calculations. Architect’s fees can be astronomical in terms of overall build cost, especially in a conservation area.
